COSTS.
Are you going to buy a house? Do you know all the costs associated with acquiring a property?
In addition to the value of the property, there are other costs inherent to the purchase of a house. We tell you what to tell you here.
When buying a home with equity, there are 3 values to take into account.

DEED.
The transaction of a property is carried out with a deed of purchase and sale, which can be carried out in several places, namely in notary notaries and in conservatories of the land register. The deed done at the Registry of Land Registry through the procedure Casa Pronta has a cost of € 375.00. If you choose to write in a notary, the value of the deed may be much higher, but it depends on the proper tables practiced in each establishment.

STAMP TAX.
The stamp duty is a consumption tax and covers a number of acts, including: some contracts, securities, documents, papers and even free transfers of goods. The stamp tax rate is 0.8% on the value of the property. The value of the property is understood as the greater of 2 values: Property Value of the Property and Value of the Deed. Thus, the value of the tax is the result of the following formula: IS = Property Value x 0.8%.

IMT - MUNICIPAL TAX ON ONEROUS REAL ESTATE TRANSACTIONS.
The value of the IMT is the result of the application of the following formula: IMT = Property Value x Rate to Apply - Parcel to Abate. Also here for property value is the higher of the two values: Property Value of the Property and Value of the Deed. Both the amount of the tax to be applied and the amount to be written down can be consulted in the tables of the finance portal (values that are updated in State Budgets). The values in the table vary depending on whether it is urban or rustic property; location (on the mainland or in the autonomous regions); and purpose (own and permanent housing or secondary housing / investment). Own and permanent housing is exempt from this tax and the maximum value of the property is also tabulated. On the mainland, you only have to support the IMT for real estate with a value above 92,407.00 €, and for the Autonomous Regions the value is 115.509,00 €.

If you use Housing Credit for the purchase of the property, at the above mentioned costs it will be necessary to consider:

BANKING COMMITTEES.
These commissions vary according to the financial institution, but on average you can count on a value close to € 1,000.00 (appraisal commissions, process study and others).

STAMP TAX.
This tax will correspond to 0.6% on the value of the financing.

REGISTRATION.
In addition to the registration of the aforementioned acquisition, it is also necessary to register the loan with mortgage. In this case, the cost goes from € 375.00 to € 700.00 if you go to Casa Pronta. If you are a notary, the price may vary according to the chosen establishment.

INSURANCE.
Banks require the payment of multi-accident insurance that protects the property against any damages and life insurance covering the death case of the contract holder. These amounts will depend on a number of factors, including the insurance company, the amount owed, and the client's health conditions.

The costs for home buyers are significant. However, in view of the rising costs of renting, buying a home through home loans is often the most advantageous deal.
